8 Common Issues Found During Pre-Drywall Inspections in Central Florida

Buying a brand-new home is exciting, and the pre-drywall inspection is one of the most important quality-control steps before closing. This inspection happens after the framing, plumbing, electrical, and HVAC are installed — but before insulation and drywall go up.

In Central Florida, this stage is critical because once everything is sealed behind walls, many issues become much harder and more expensive to fix.

1. Missing or Improper Fire Blocking

Fire blocking helps slow the spread of flames and smoke between floors and walls. During construction, these pieces can be overlooked or installed incorrectly, especially in multi-story homes.

Without proper fire stops, a small fire can move rapidly through wall cavities.


2. Trusses Not Fully Seated or Properly Fastened

Roof trusses must sit completely within their designated hangers to transfer loads correctly. We sometimes find trusses sitting high, crooked, or not fully nailed.

Improperly seated trusses can affect roof stability and long-term structural performance.


3. HVAC Line Installation Problems

This includes:

  • Kinked or crushed refrigerant lines

  • Loose or unsupported line sets

  • Improper condensate line slope

  • Missing insulation

Small mistakes now can lead to leaks, uneven cooling, or early HVAC failure.


4. Missing or Misplaced Nail Plates

Nail plates protect wiring and plumbing where they pass through studs. If missing, a future drywall screw or homeowner project could puncture a line.

5. Plumbing Venting or Drain Line Concerns

We often see:

  • Incorrect slope

  • Loose or incomplete fittings

  • Vents not connected properly

  • Drains installed too high

6. Damaged or Split Lumber

Builders work fast, and framing can arrive bowed, split, or cracked. Some imperfections are acceptable; others are not.

First, let me see that Joe is extremely professional and communicates great when he is evaluating a property. We had a several questions before the inspection, during and after. Joe was great every step of the way. Joe spent several hours meticulously going through every part of the property we were looking at. The reporting is extremely detailed and there are videos along the way talking about items that he found and giving tips of home DIY fixes when applicable. We also had some additional questions about the findings and Joe spent time giving his recommendations. There are also some partnered contractors that made it an easy way to find a specialist to evaluate and remediate any issues. I would use BAA again in a heartbeat for any future inspections!!!

We cannot praise BAA Inspections and Joe Lester enough. We actually used the inspection services twice within a month. The first time the inspection report revealed that all of the mechanical systems required substantial work or replacement and we cancelled the contract. The second time was for another property and the report was generally positive and we were willing to make the few repairs needed. I have seen dozens of inspection reports in my career as a real estate attorney but none that are as comprehensive and thorough as the report BAA provides. Joe is meticulous. He includes narrated videos with instructions and helpful tips for maintenance and repair. He is available to answer questions.
