Final New‑Construction Inspection in Central Florida: What Builders Still Miss

Buying a brand‑new home should feel like a victory lap. Fresh paint, new appliances, modern systems—what could go wrong?

In reality, new construction homes frequently have defects, and many of them are easy to miss if you don’t know where to look. As a third‑party home inspector specializing in new construction across Central Florida, we see the same issues appear again and again—even in homes that have already passed municipal inspections.

This article explains why a final new‑construction inspection matters, what inspectors commonly find, and how it protects buyers before closing.

Why New Homes Still Have Problems

Builders today are working under intense pressure:

  • Tight construction schedules
  • Multiple subcontractors rotating in and out
  • Labor shortages
  • High volume production builds

Municipal inspections focus on minimum code compliance, not overall quality, performance, or long‑term durability. Code inspectors also cannot spend several hours at each home.

A third‑party inspection fills that gap.

What a Final New‑Construction Inspection Covers

A final inspection takes place when the home is substantially complete, typically within days of closing. At this stage, systems are energized, finishes are installed, and deficiencies are easiest to identify—and correct.

A comprehensive final inspection evaluates:

  • Roofing and exterior components
  • Attic structure and insulation
  • Electrical systems and panels
  • Plumbing fixtures and drainage
  • HVAC operation and airflow
  • Windows, doors, and glazing
  • Interior finishes and safety items
  • Garage components and fire separation

Common Issues Found in Brand‑New Homes

Below are real‑world examples documented during recent final new‑construction inspections in Central Florida. These conditions were observed in homes that were otherwise considered “move‑in ready.”

Here are some of the most frequent findings we document during final inspections:

1. Roof Installation Defects

Standing water observed on a flat or low-slope roof during a final new-construction inspection in Central Florida, indicating potential drainage or slope deficiencies.

Water ponding observed on a newly installed roof during a final new-construction inspection. This condition should be corrected prior to closing to help prevent premature roof deterioration and future leaks.

2. Improper Attic Conditions

  • Insulation voids or compression
  • Disconnected ductwork
  • Improper truss modifications
  • Bathroom fans venting into the attic

These issues affect comfort, efficiency, and moisture control.

3. Electrical Panel Deficiencies

New-construction electrical panel missing a whole-home surge protective device, documented during a final inspection prior to closing.

New-construction electrical panel observed without a whole-home surge protector installed—an important safeguard for modern appliances and sensitive electronics.

4. Plumbing Problems

Bathroom sink faucet exhibiting low water pressure during functional testing at a final new-construction home inspection.

Low water pressure noted at a bathroom sink during functional testing at a final inspection, indicating a possible supply or installation issue.

Shower fixture showing reduced water flow during operational testing in a newly constructed home.

Reduced water flow observed at a shower fixture during inspection. Water pressure issues should be addressed prior to occupancy for proper daily use.

5. HVAC Performance Issues

Even when systems turn on, they may not perform correctly. Temperature differentials, airflow imbalances, and incorrect thermostat setup are common—and affect comfort from day one.

Rooftop HVAC condenser missing a required local electrical disconnect observed during a final new-construction inspection in Central Florida.

Rooftop air-conditioning condenser observed without a required local disconnect. A nearby shutoff is needed for technician safety and servicing and should be installed prior to closing.

6. Windows, Doors, and Seals

Door hinge improperly secured with missing or loose fasteners observed during a final new-construction inspection.

Improperly secured door hinge observed during a final new-construction inspection. Missing or loose fasteners can affect proper door operation and long-term durability if not corrected.

Improperly sealed windows and doors lead to air leakage, moisture intrusion, and higher energy bills. These are easy fixes before closing and much harder later.

7. Safety and Finish Items

Dishwasher power cord too short to reach the electrical receptacle, rendering the appliance inoperable at the time of the final inspection.

Dishwasher power cord too short to reach the receptacle, rendering the appliance inoperable.

Improperly secured garage door track connection observed during a final new-construction inspection, presenting a potential safety concern.

Improper garage door track attachment observed. Garage door systems are under significant spring tension, and improper mounting can present a safety hazard if not corrected.

Why Timing Matters

Once you close, leverage shifts dramatically.

Before closing:

  • Builders are motivated to resolve issues
  • Repairs can be documented and verified
  • You avoid warranty delays and disputes

After closing:

  • Issues become warranty claims
  • Response times slow down
  • Documentation becomes critical

A final inspection gives you clear, written leverage before you sign.

The Value of an Independent Inspector

A third‑party inspector works for you—not the builder. The goal isn’t to criticize construction, but to:

  • Identify defects objectively
  • Document conditions clearly
  • Communicate findings professionally
  • Support a smoother closing process

Most builders appreciate thorough, well‑documented reports because they allow issues to be addressed efficiently.

Final Thoughts

A new home is one of the largest investments most people will ever make. Just because it’s new doesn’t mean it’s perfect.

A professional final new‑construction inspection provides peace of mind, documentation, and confidence—right when it matters most.

If you’re building or purchasing a new home in Central Florida, consider a third‑party inspection as the final step in protecting your investment.

🏡 What Every Florida Homebuyer Should Know Before Their Home Inspection

🏡 What Every Florida Homebuyer Should Know Before Their Home Inspection

Buying a home in Florida is exciting — but it also comes with unique construction styles, climate conditions, and insurance requirements that buyers from other states aren’t always familiar with.

Our job during the home inspection is to make sure you understand the home’s condition clearly and confidently — whether you’re here in person or hundreds of miles away preparing for your move.

🔍 What a Home Inspection Really Does For You

A home inspection gives you a clear picture of:

  • The current condition of the home’s major systems

  • Safety concerns that may need corrections

  • Home maintenance items you’ll want to plan for

  • Issues that could affect insurance immediately or in the future

We evaluate the entire property exterior, from siding and stucco performance to how landscaping and drainage affect the home.

🌴 Florida Homes Face Unique Challenges

Our climate shapes the condition of Florida homes — especially roofs, exterior surfaces, and moisture control.

☀️ Roof Wear From Sun & Storms

Drone inspections help us identify shingle wear, repairs, and ventilation issues that may not be visible from ground level.

🏚 Flat Roof Considerations

Some Florida homes — especially additions — feature low-slope or flat roof coverings.

Flat modified bitumen roof surface with visible wear and debris.

Flat roofs require diligent maintenance to prevent pooling water and coating breakdown — both common concerns in Florida heat.

💧 Pools & Outdoor Living Spaces

Pools add value and enjoyment — but proper function and safety checks matter.

Surface wear, discoloration, or etching can indicate chemical imbalance or weathering over time.

Close-up of torn or damaged pool enclosure screen.

Screen enclosures protect against pests and debris — damaged screens should be repaired to maintain safety and cleanliness.

We include video walk-throughs of pool controls, pumps, and essential features — ideal for buyers moving in from out of state.

**We make sure you not only know what works, but also how to operate it confidently.**

🌿 Vegetation & Exterior Maintenance Matter

Tree branches encroaching onto roof surface and gutters.

Tree limbs touching the roof can trap moisture and damage shingles — trimming back helps protect your home.

🧠 You Don’t Have to Be Here — We’ve Got You Covered

We work with many clients who are relocating and cannot attend the inspection. To ensure complete clarity:

  • Same-day reports

  • Hundreds of photos and videos

  • Clear repair recommendations

  • Phone/video call follow-up

  • Insurance-focused documentation

You’ll feel confident about your new home — without needing to disrupt your schedule or travel early.

🤝 What Happens After the Inspection?

We help you:

  • Sort routine maintenance from true defects

  • Understand what items may affect insurance eligibility or premiums

  • Discuss repair requests with your real estate agent

  • Plan short-term vs long-term improvements

Your inspection becomes a roadmap — not a stress point.

💡 Bonus Protection — At No Extra Cost

Every full home inspection includes our $100,000 home warranty package, helping safeguard your purchase after you move in.

First, let me see that Joe is extremely professional and communicates great when he is evaluating a property. We had a several questions before the inspection, during and after. Joe was great every step of the way. Joe spent several hours meticulously going through every part of the property we were looking at. The reporting is extremely detailed and there are videos along the way talking about items that he found and giving tips of home DIY fixes when applicable. We also had some additional questions about the findings and Joe spent time giving his recommendations. There are also some partnered contractors that made it an easy way to find a specialist to evaluate and remediate any issues. I would use BAA again in a heartbeat for any future inspections!!!

We cannot praise BAA Inspections and Joe Lester enough. We actually used the inspection services twice within a month. The first time the inspection report revealed that all of the mechanical systems required substantial work or replacement and we cancelled the contract. The second time was for another property and the report was generally positive and we were willing to make the few repairs needed. I have seen dozens of inspection reports in my career as a real estate attorney but none that are as comprehensive and thorough as the report BAA provides. Joe is meticulous. He includes narrated videos with instructions and helpful tips for maintenance and repair. He is available to answer questions.
I recommend them very highly.

We had an excellent experience with Joe Lester from BAA Inspections LLC during the inspection of our home in Orlando. Joe was extremely thorough, professional, and knowledgeable throughout the entire process. The inspection report was incredibly detailed, easy to follow, and included clear photos, explanations, and recommendations for every issue found.

What really stood out was how much time Joe took to explain everything in a way that was easy to understand. He identified important concerns with the pool system, HVAC, exterior maintenance, and electrical safety items, while also helping us keep everything in perspective and understand what was maintenance versus major concerns.

The report was one of the most comprehensive inspection reports we have ever seen and gave us confidence moving forward with our home purchase decisions. Joe was also very approachable and made himself available for follow-up questions.

We highly recommend Joe Lester and BAA Inspections LLC to anyone looking for a professional, honest, and extremely detailed home inspection service.

Highly recommend! Our inspector Joe was incredibly thorough, professional, and detail-oriented from start to finish. He went above and beyond during the inspection, providing detailed photos, videos, and even voice notes so we fully understood everything he found. His communication and attention to detail were exceptional. He caught things others could have easily missed and took the time to explain everything clearly. He was so impressive that even the builder’s managers mentioned they would hire him for their own personal home purchases. That alone says a lot. I truly appreciate his dedication and would confidently recommend him to anyone needing a home inspection.
