New Construction Home Inspections
If you think new home construction does not need a full Home Inspection, you’ll be surprised.
It has been our experience that we encounter more issues with new construction as opposed to existing homes. Builders want to do a good job but mistakes happen. It’s the Inspector’s job to protect their clients’ safety and from major deficiencies of the largest investment they will make.
These photos are from a single house we inspected.
Attic Inspection
We entered the attic. It was sealed using blown in rigid foam. Good stuff and great for a sealed environment. The attic temperature was a cool 81 degrees in the dead heat of a Florida summer. As we traversed the attic we noted more than a few broken Trusses. The pictures of the attic below show broken multiple members and deficiencies. The foam insulation was sprayed over a mis-nailed and unsecured member.
Plumbing Inspection
Check out this video.
Beautiful tub, right? From a distance it was breathtaking to see. It looked like the tub everyone wants. We approached it with awe. But look again. It was deceiving. Upon testing we found that it had a plastic insert, which was cracked under the overflow drain. Then we found that the base shell that was not secured to the floor. The video shows we could easily pick the entire tub off the ground.
Thermal Inspection
Same bathroom. It was west facing making for beautiful sunsets. We noted that there were no AC Ducts which would make the bathroom unbearable hot in the summer. We ran our thermal scanner and as a result found the builder had drywalled over the duct, (the blue area shown below). This never would have been caught without a home a home inspection!
Wait for it!
And as a parting thought we bring you this 20 second video below. This was a different home. It is a glaring, (and hilarious), testament to why new construction need a home inspection!
